mortgages- is it possible to transfer property with existing debt into some sort of trust for children???

I have a property that has a mortgage of £77,000 against collateral of £450,000.
I have been self employed for well over 30 years, and as a common function of my business I have always had an overdraft in the region of £15,000 or less to cover the costs of running the business until I receive payments from my customers.
More recently my overdraft has jumped to £35,000 and I have been advised to re-mortgage. This would mean i would have to continue to work well into my 70s.
Im wondering if it is possible to transfer the property and its debt into my children names. all my children are now either working full time or at university, and more likely in the next 3-5 years will have the ability to pay the mortgage between them. there is also the issue of how this would be done and the possible tax implications etc..
Also is it a possibility to transfer the property along with its debt into a long term trust, or something of the kind, which the children would pay into over a long period of time until the debt is cleared.
