Options for 6 months while awaiting sale of property
I've just started earning just under £30,000 a year but while studying have amassed debts of £25,000 through a combination of credit cards, professional studies loans and rent on a flat that has been deferred by a very nice aunt! I’ve been able to keep on top of this, but now the repayments on the professional studies loans are kicking in and a combination of me now earning and her own financial problems mean that I have to start paying back my aunt and also pay the rent.
I do, however, have one thing on my side. I joint own a house in the north of England. I own the house with my sister and we inherited it several years ago. Owning part of a property outright has certainly helped gain credit. But I haven’t been able to sell it due to it being in need of considerable refurbishment and my sister undertaking a full refurbishment while also living in the property. So it has provided me with no source of income, but minimal outgoings as my sister has undertaken most of the costs of running and refurbishment.
We are close to being able to sell the house – but this is at least 6 months away, and of course depends on the market. If it sells it will be in the region of £180,000. This will provide me with a share of £90,000. If we were able to sell the house tomorrow I would clear all of the above debts in one go and then look into reinvesting the remaining money, possibly in property.
The problem is this is 6 months away and I cannot afford to wait that long. My income and outgoings simply do not match and look set to leave me in a somewhat precarious situation for the next 6 months.
So, my situation is: £25,000 of various debts. £30,000 annual wage. Part ownership of a £180,000 property which should provide me with a £90,000 lump sum in the next 6 months that I plan t use to clear all my debts. But I cannot limp along until the house is sold.
I have therefore considered a range of debt consolidation options, but I am aware of the credit rating dangers of a debt consolidation loan. But I have been warned that this will damage my chances of getting a mortgage, which I may look into in the next 1-2 years.
Advice would be gratefully received.
